No Gottcha Ball: A Professional Broker Brings Maturity and Judgment to the Transaction

Clever real estate brokers taking advantage of the other party's missteps might actually work against client interests. Too clever can be dumb.

Sometimes too clever is dumb. As managers of the contract, realtors can be right on the law and wrong with regard client best interest. We can know the contract better than the other broker and yet cause our client more grief than relief.  

Our value as professional brokers rests in our maturity and judgment. We know that it’s better for our client to close the deal than that we take advantage of another broker’s misstep or inexperience. It’s better to erect a compromise than to tip over a garbage can of conflict.

Let's say the other broker miscounts the days left for the buyer to object to the findings in a strucutal inspection. If the deadline is missed, the buyer may buy without any chance to ask for seller repairs. We know this, but instead of calling and saying "what happened," we lay in the woods and then say "well we guess your client bought the home as is, no repairs."  Usually this tactic drives the buyer out of the transaction and preciptates an argument over earnest money.  Not good. Not in service to our seller's goals to close the deal.

Professional realtors take pride that their Standards of Practice prohibit transaction-by- ambush. A professional broker brings maturity and judgment to the transaction. As long as our client is informed and on board, the touchstone is the Golden Rule. Treat other brokers and parties as you would be treated.No gottcha ball. Our value is our willingness to let cleverness (even over an outmatched opponent) take a back seat to client best interest.
